Welcome to Project Bedford (“the Website”). By accessing or using https://projectbedford.uk, you agree to comply with and be bound by these Terms of Use (“the Terms”). If you do not agree, you must stop using the Website immediately.
1. About Us
Project Bedford is a UK-based online platform that allows accommodation providers, including hotels, guesthouses, and bed and breakfast operators (“Hosts”), to advertise their properties to potential guests (“Guests”).
2. Strictly a Listing Platform (No Agency or Intermediary Role)
Project Bedford is an advertising platform only.
We do not:
- Act as an estate agent, letting agent, travel agent, or booking agent
- Arrange, manage, or handle bookings
- Process or handle payments between users
- Hold deposits or customer funds
- Enter into contracts on behalf of Hosts or Guests
We simply provide a space for Hosts to advertise their accommodation.
All enquiries, bookings, agreements, and payments are made directly between Guests and Hosts. Project Bedford is not involved in any transaction and is not a party to any agreement between users.
3. No Responsibility for Listings
All listings are created and managed by Hosts. Project Bedford:
- Does not verify, inspect, or guarantee any property
- Does not confirm availability, pricing, or accuracy of listings
- Does not endorse any Host or accommodation
You acknowledge that any reliance on listing information is at your own risk.
4. Accounts and Listings
Account Responsibility:
You are responsible for all activity carried out under your account.
Host Responsibilities:
By listing a property, you agree that:
- You have full legal authority to advertise the property
- All information is accurate and not misleading
- You comply with all applicable UK laws (including safety, licensing, and housing regulations)
- You handle all communication, bookings, and payments independently
We reserve the right to remove listings that breach these Terms.
5. Fees and Digital Services
Listing Fees:
We may charge fees for advertising or listing services. These will be clearly stated before purchase.
Digital Service Notice (UK Law):
By purchasing a listing or digital product, you request that the service begins immediately.
Once your listing is live or credits are applied, you acknowledge that you lose your 14-day cancellation right under the Consumer Contracts Regulations 2013.
Refunds:
All sales are final unless required by law. No refunds are provided for unused listings or lack of bookings.
6. User Responsibilities
Guests:
- You must carry out your own checks before booking or sending payment
- You deal directly with Hosts at your own risk
- Project Bedford is not responsible for disputes, cancellations, or losses
Hosts:
- You are solely responsible for your property, listings, and agreements
- You must comply with all legal and regulatory requirements
- You must not post misleading, fraudulent, or unlawful content
7. Limitation of Liability
To the fullest extent permitted by law, Project Bedford is not liable for:
- Any bookings, payments, or agreements between users
- Losses resulting from inaccurate listings or misrepresentation
- Disputes between Guests and Hosts
- Any financial loss, damages, or inconvenience arising from use of the platform
Nothing in these Terms excludes liability that cannot legally be excluded under UK law.
8. Intellectual Property
All Website content, branding, and design are owned by Project Bedford. You may not copy or reuse any part without written permission.
9. Suspension and Removal
We may remove listings or suspend accounts at our discretion if these Terms are breached or the platform is misused.
10. Governing Law
These Terms are governed by the laws of England and Wales. Disputes will be subject to the UK courts, unless local law requires otherwise.
