Strictly a Listing Platform (No Agency or Intermediary Role)<\/h3>\n\n\n\n<p><strong>Project Bedford is an advertising platform only.<\/strong><\/p>\n\n\n\n<p>We <strong>do not<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Act as an estate agent, letting agent, travel agent, or booking agent<\/li>\n\n\n\n<li>Arrange, manage, or handle bookings<\/li>\n\n\n\n<li>Process or handle payments between users<\/li>\n\n\n\n<li>Hold deposits or customer funds<\/li>\n\n\n\n<li>Enter into contracts on behalf of Hosts or Guests<\/li>\n<\/ul>\n\n\n\n<p><strong>We simply provide a space for Hosts to advertise their accommodation.<\/strong><\/p>\n\n\n\n<p>All enquiries, bookings, agreements, and payments are made <strong>directly between Guests and Hosts<\/strong>. Project Bedford is <strong>not involved in any transaction<\/strong> and is <strong>not a party to any agreement<\/strong> between users.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">3. No Responsibility for Listings<\/h3>\n\n\n\n<p>All listings are created and managed by Hosts. Project Bedford:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Does not verify, inspect, or guarantee any property<\/li>\n\n\n\n<li>Does not confirm availability, pricing, or accuracy of listings<\/li>\n\n\n\n<li>Does not endorse any Host or accommodation<\/li>\n<\/ul>\n\n\n\n<p>You acknowledge that any reliance on listing information is at your own risk.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">4. Accounts and Listings<\/h3>\n\n\n\n<p><strong>Account Responsibility:<\/strong><br>You are responsible for all activity carried out under your account.<\/p>\n\n\n\n<p><strong>Host Responsibilities:<\/strong><br>By listing a property, you agree that:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You have full legal authority to advertise the property<\/li>\n\n\n\n<li>All information is accurate and not misleading<\/li>\n\n\n\n<li>You comply with all applicable UK laws (including safety, licensing, and housing regulations)<\/li>\n\n\n\n<li>You handle all communication, bookings, and payments independently<\/li>\n<\/ul>\n\n\n\n<p>We reserve the right to remove listings that breach these Terms.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">5. Fees and Digital Services<\/h3>\n\n\n\n<p><strong>Listing Fees:<\/strong><br>We may charge fees for advertising or listing services. These will be clearly stated before purchase.<\/p>\n\n\n\n<p><strong>Digital Service Notice (UK Law):<\/strong><br>By purchasing a listing or digital product, you request that the service begins immediately.<\/p>\n\n\n\n<p>Once your listing is live or credits are applied, you acknowledge that you <strong>lose your 14-day cancellation right<\/strong> under the Consumer Contracts Regulations 2013.<\/p>\n\n\n\n<p><strong>Refunds:<\/strong><br>All sales are final unless required by law. No refunds are provided for unused listings or lack of bookings.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">6. User Responsibilities<\/h3>\n\n\n\n<p><strong>Guests:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You must carry out your own checks before booking or sending payment<\/li>\n\n\n\n<li>You deal directly with Hosts at your own risk<\/li>\n\n\n\n<li>Project Bedford is not responsible for disputes, cancellations, or losses<\/li>\n<\/ul>\n\n\n\n<p><strong>Hosts:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>You are solely responsible for your property, listings, and agreements<\/li>\n\n\n\n<li>You must comply with all legal and regulatory requirements<\/li>\n\n\n\n<li>You must not post misleading, fraudulent, or unlawful content<\/li>\n<\/ul>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">7. Limitation of Liability<\/h3>\n\n\n\n<p>To the fullest extent permitted by law, Project Bedford is <strong>not liable<\/strong> for:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Any bookings, payments, or agreements between users<\/li>\n\n\n\n<li>Losses resulting from inaccurate listings or misrepresentation<\/li>\n\n\n\n<li>Disputes between Guests and Hosts<\/li>\n\n\n\n<li>Any financial loss, damages, or inconvenience arising from use of the platform<\/li>\n<\/ul>\n\n\n\n<p>Nothing in these Terms excludes liability that cannot legally be excluded under UK law.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h3 class=\"wp-block-heading\">8. Intellectual Property<\/h3>\n\n\n\n<p>All Website content, branding, and design are owned by Project Bedford.
